Consulting on apartment – purchase and renovations
Both when buying and renovating an apartment for short-term rental, there are some points to consider, because the requirements and needs of tourists are different from those people who rent an apartment for a longer period of time. For example, based on our many years of experience, we would advise against certain heating systems and access systems. In the case of renovations, for example, attention should be paid to the room layout, the arrangement of sockets and the choice of certain water – fittings in order to be able to offer the guest the best possible stay.

Legalities before starting
In recent years in Austria, but especially in Vienna, there have been repeated supreme court rulings and amendments to existing laws that have made the conditions for short-term rentals more difficult or in some cases even impossible. For this reason, we recommend checking these legally relevant requirements in advance and before any costs are incurred, in order to be able to assess whether short-term letting is possible at all from a legal point of view. Unfortunately, the matter is complex and includes federal and state laws, as well as regulations of the respective municipality and the building code. In the case of commercial rentals, commercial regulations and, under certain circumstances, the requirements for a business premises permit must be taken into account.

With our possibilities, the guest service is automated to a high degree and the flat handover can be done contactless. Since tourists have a high demand for functionality and cleanliness and we depend on good ratings, a reliable, flexible cleaning company that can also carry out small repairs on site is another important point for economic success. Especially the amount of linen needed should not be underestimated.

Accounting, Statistics & Preview
If we are allowed to take over the flat management for you, we will send you a monthly statement, statistical evaluations and a preview of the current booking situation. Turnover and costs incurred are listed transparently. You can also access the Property Management System (PMS) directly at any time to get an overview of your flat and the booking situation.

Rental & Sales Advice
Regardless of whether your attitude to short-term letting has changed, or short-term letting is no longer possible due to changes in the general conditions, we will be happy to assist you in switching to classic letting and / or selling your property in cooperation with the company ImmoExpress. Short-term rentals must also be terminated in an orderly manner and existing reservations must be rebooked.
